Wrenbridge, on behalf of M&G Real Estate, has secured planning approval for the major redevelopment of the Lockton House site – a 70,000 sq. ft. commercial scheme at Brooklands Avenue / Clarendon Road.
Set to benefit from its proximity to the established city centre location and central Cambridge train station, the new scheme will provide circa 70,000 sq. ft. of Grade A office space across two new buildings as well as a central courtyard establishing a new campus in the heart of Cambridge.
This highly creative and distinctive office development, to be known as Brooklands, is designed by award-winning architects Allies & Morrison. The new scheme is designed to the highest environmental standards, with a minimum target rating of BREEAM Excellent, and has been rigorously appraised in terms of energy use, selection of low carbon materials and its future flexibility and performance over its full life cycle.
With a strong focus on health and wellbeing, the development will provide best in class facilities for its occupants, benefiting from light-filled flexible accommodation giving access to both private terraces and communal collaboration space in the central courtyard.
The scheme is anticipated to be delivered in Q3 2023. Bidwells and Savills have been appointed as leasing agents.
Ben Coles, Chief Executive of Wrenbridge, commented “We are delighted to have secured planning permission for this exciting new redevelopment project in the heart of Cambridge. The demand for high-quality, flexible office space is on the rise and Brooklands will help to fill this growing gap in the market. Sustainability is at the heart of what we do at Wrenbridge, and this exciting scheme aligns perfectly with our ESG goals.”
