Wrenbridge and M&G Real Estate – part of M&G plc’s £76 billion private assets and alternatives division – have secured the first major letting at Brooklands, Cambridge’s newest 67,000 sq ft business campus.
Industrial technology company, Siemens Digital Industries Software, has agreed to take a 10-year lease of 27,631 sq ft over two floors, representing 40% of the overall scheme.
Brooklands’ ESG credentials have made it Cambridge’s leading destination for forward-thinking businesses. The scheme is set to be the City’s first net zero carbon office development, contributing to Cambridge’s reputation as one of the UK’s greenest cities. BREAAM Excellent and EPC A+ rating is also being targeted in order to meet and exceed many occupiers’ corporate sustainability objectives.
Through green energy procurement and sustainable control measures, the move from its current Cambridge sites to Brooklands will reduce Siemens Digital Industries Software’s total CO2 impact from 154.0 kg to 0 kg CO2 through green measures once complete in 2024.
Additionally, the Brooklands campus is designed for new ways working and is located for easy access by foot or by bike from Cambridge rail station. It will be equipped with secure cycle spaces, changing and locker facilities, native planted trees and is situated just minutes away from Cambridge Botanical Gardens.
On-site demolition work has recently completed, with main contractor SDC Builders now working towards practical completion in 2024.
Jamie Garrett, Director at Wrenbridge, commented; “We are delighted to have secured the first occupier at Brooklands, which is a huge testament to the quality of the scheme. Alongside architects Allies & Morrison, Wrenbridge and M&G have worked hard to design a future-proofed and modern campus for businesses to enjoy for years to come.”
John Duxbury, Head of UK Portfolio Asset Management at M&G Real Estate, commented; “This prominent letting not only reinforces the strength of the Cambridge office market, but also endorses the significance of sustainability minded design.
“Brooklands is a prime example of how M&G Real Estate is continuing to invest, reposition, and develop high quality, ESG-led office assets across the UK and Europe’s major towns and cities, to command premium rents from local and international occupiers which have sustainability and employee wellbeing at the heart of their business plans.”
“We continually strive to provide our people with clean and safe workspaces that prioritise sustainability and wellness,” said Ben Sheath, Vice President and UK Country Manager, Siemens Digital Industries Software. “Our new Cambridge facility will offer our employees a greener workspace in which they can excel and develop to their full potential together.”
