Wrenbridge and Buccleuch Property have secured planning permission for Fuse, Wixams an 80,000 sq ft warehouse development on 4.5-acre at Wixams in Bedford. The development will create six Grade A units ranging in size from 7,535 sq ft to 22,500 sq ft.
Wixams is a 750-acre mixed use site which will provide over 4,500 homes, 5 schools and in excess of 300 acres of parkland and has proved a popular location for major warehouse occupiers with its proximity to the A421 and connections to the M1 and A1. Aldi and B&M both have distribution centre’s totaling over 1.8m sq ft within the wider estate.
Fuse has been designed from its initial inception to a best in class, environmentally sustainable development which focuses on staff wellbeing – an increasingly important consideration for business considering relocation – including a dedicated communal external break out space along with secure cycle facilities, changing areas and showers in each unit.
Neil Finnie, Director at Buccleuch Property said: “Fuse, Wixams is the latest of our speculative industrial schemes with Wrenbridge and we look forward to delivering another high-quality development which can provide both economic value and employment opportunities to the local area.”
Jeff Wilson, Director at Wrenbridge, added: “The industrial sector continues to thrive, with demand for quality new space outstripping supply. Fuse, Wixams will deliver new units in a size range not being catered for in the region. Our focus is to provide a new sustainable development in an environment that will help companies attract and retain staff.”
Adroit Real Estate Advisors and Colliers are appointed as the leasing agents for the new development.
