Fiera Real Estate (“Fiera”) and Wrenbridge are pleased to announce that they have secured planning for a new 120,000 sq ft logistics facility in Stevenage, bringing Wrenbridge’s total pipeline approved at planning this year to 700,000 sq ft.
The site has a GDV of £40m and was purchased in June 2024 on behalf of the Fiera Real Estate Logistics Development Fund (“FRELD”), which has further funds to deploy into similar small and mid-box urban UK logistics sites.
This latest planning consent is part of an A-class roster of approvals in 2024, which include 155,000 sq ft in Heathrow (Air-Heathrow) and 84,000 sq ft in Hayes (Boxyard, Hayes).
AIM, Stevenage is a 5-acre site located on the well-established Pin Green Industrial Estate on Wedgwood Way in Stevenage. The site is strategically positioned east of the A1 moments from junctions 7 and 8, with a key employment area within close proximity. This prime location will draw occupiers exiting London as well as local businesses looking to upgrade their operations.
Targeting EPC A+, sustainable elements will be implemented throughout, including green roof cycle shelters, a fully airtight structure, and 100% roof cover capability photovoltaic roof panels, the energy generated by which will be passed directly back to the tenant. The scheme will benefit from 12.5m eaves, a 45m yard, a 20% biodiversity net gain on site,1.25MVA of power reserved, showers and a double height atrium reception.
Stevenage is currently undergoing a major 20-year £1billion regeneration overhaul, which is designed to transform the area for residents.
