Opus Land are delighted to announce their new retail development in Royal Leamington Spa. The project will deliver the long awaited redevelopment of the final parcel of land at the site of the Former Ford Factory car park. The redevelopment of this brownfield site will complete the rejuvenation of the area following the closure of the factory, delivering replacement jobs, improved streetscape and much needed bulky goods retail space in the town. The project is funded by a discretionary pension fund client of Savills Investment Management.
The site will look to deliver over 60,000 sq.ft. of brand new, bulky goods retailing space located just 0.5 miles from the busy town centre, 15 minutes’ walk from the train station with mainline services into London/Birmingham and under 2 miles from Junctions 12 & 13 of the M40. The scheme will provide valuable space for bulky goods retailers looking to complement the fashion & leisure provisions elsewhere in the town. The development will be highly sympathetic and in keeping with its surroundings adjoining onto Pets At Home, Dreams, Benson for Beds & Homebase along the southern boundary and has direct prominence onto the railway line and Princes Drive to the north and east respectively.
Royal Leamington Spa has substantial latent demand from retailers looking to capitalise on the excellent transport connections and strong retailing demographics. We believe the scheme will look to plug that gap in the market whilst complementing its surroundings and substantially improving the look of the area.
