The development of a new £22m Grade A scheme in Houghton Regis has now reached practical completion.
Wrenbridge and Fiera Real Estate acquired the 5-acre site in March 2021 before submitting planning for a 100,000 sq ft logistics scheme. In November 2021, the pair achieved planning and subsequently forward sold the site to IM Properties.
The six-unit scheme is targeting BREEAM Excellent and EPC A ratings and incorporates a range of sustainable features including roof-mounted solar panels and energy efficient lighting. Other features of the scheme include 10m clear internal heights, 50kN/sq m floor loading, 10% office content, surface level loading doors and self-contained service yards for larger units.
The site is in a prime location near Junction 11A of the M1, providing access to the motorway network in under 15 minutes. The new Houghton Regis scheme will help fill the gap in the lack of existing Grade A supply in the area.
