Fiera Real Estate and Packaged Living are pleased to announce that a planning application has been submitted for a new £200m mixed use development, Maritime Gateway opposite Southampton Central Railway Station.  The proposed detailed application includes 60,000sqft Grade A office space and 600 Build-to-Rent residential homes. The scheme also includes over 7,000sqft of food, beverage and leisure alongside the new International Maritime Promenade leading from the railway station towards the waterfront.

An outline application has also been included in the submission for a further high quality eight storey building lending itself to a second office, hotel or similar mixed use.

The residential blocks of Maritime Gateway will comprise of studio, 1, 2, and 3-bedroom apartments, alongside attractive roof gardens, complete with sea views, residents’ lounges and entertaining suites all overlooking the new public realm.

As with all Packaged Living schemes, environmental and social values are at the heart of the design.  The development will use sustainable materials to reduce embodied carbon and will adopt a fossil-fuel free approach with the use of electrical power and renewable energy solutions. The residents’ wellbeing is at the heart of the design, with plenty of outdoor and recreational space and a range of social amenity spaces.  Sustainable modes of transport are encouraged through high levels of secure bicycle storage, 100% provision of electric car charging spaces and prioritisation of safe cycling and pedestrian links.

Southampton is a vital gateway to the UK economy, with one of the largest shipping ports in the world, providing connectivity to the global markets. The city has a focus to provide high-quality living spaces, and Fiera Real Estate and Packaged Living are pleased to bring forward this exciting regeneration scheme to address this demand.

The 4.8-acre site on Western Esplanade was purchased in May 2021 through the Fiera Real Estate Opportunity Fund V UK (“FREOF V UK”), the latest fund in Fiera Real Estate’s programmatic venture series with CBRE Investment Management (“CBRE IM”). FREOF V UK is targeting £250m of value add and opportunistic real estate transactions in the UK.

The Maritime Gateway scheme has been designed by award winning BTR specialists GRID architects.
