Manse Opus is delighted to announce that the construction of Cadent’s new premises at Prospero Ansty Park has reached Practical Completion. Later this year, the Park’s newest occupiers will be settling into their bespoke 90,000 sq ft premises as they relocate around 1,000 staff from across the region.
This is the second high-profile development that Manse Opus has brought forward at the Park, following the completion of Meggitt PLC’s 495,000 sq ft award-winning super facility in 2020.
As with all Manse Opus developments at the Park, Cadent’s new office has been designed with sustainability in mind. The scheme has been awarded with a BREEAM Very Good rating and incorporates significant provision of photo voltaic panels both on the roof and brise soleil; rainwater harvesting; optimisation of natural lighting via a light well; significant provision of charging points; extensive landscaping and sustainable drainage systems.
The development has been forward funded by the Lime Property Fund, managed by Aviva Investors, and represents one of the largest out of town lettings in the past year.
Ranjit Blythe, Chief of Staff, Cadent said: “We see this move as an investment in our people, our culture and a critical step to create even more collaborative and sustainable operations to better serve our customers. This month we’ll be starting the exciting move into our new purpose-built office, that will bring many of our functions under one roof by relocating colleagues across from Hinckley and Coventry.
“Sustainability for us has been at the heart of what we’ve strived to create here at Ansty Park as we plan towards a net zero future. To reduce the build’s carbon footprint, we’ve sourced 85% of interior materials within a 100 mile radius and included the latest technology and energy saving measures from Photovoltaic Roof Panels, to rain water harvesting that will give us a A-rated EPC.
“This is the beginning of a new chapter for Cadent and our colleagues, and we look forward to calling Ansty Park our new home.”
“It’s been quite a journey for us and we’ll like to applaud everyone who has been involved from the architects, our build partners and project teams who have worked hard together to create truly unique and outstanding building.”
Victoria Turnbull, Joint Managing Director at Manse Opus, commented, “Manse Opus is thrilled to reach this huge milestone at Prospero Ansty Park. We have worked hard to bring forward a high-quality scheme that meets Cadent’s aims to reduce carbon emissions, and we are very proud of the outcome. We look forward to welcoming our new occupiers to the Park in June.”
Kris McPhail, Fund Manager at Aviva Investors, commented, “We are pleased to see practical completion of the offices at Prospero Ansty, a project which captures our desire for sustainability-minded design as part of the transition towards a low carbon future, whilst also providing what we expect will be long-term and good quality cashflows for our investment clients. This is a good example of the type of investment we will continue to seek for the Lime Property Fund.”
Set in 196 acres, with over 2.3million sq ft of business space, Prospero Ansty Park is a location that market leaders gravitate towards. Situated on an employment site in Rugby, 6 miles to the north east of Coventry City Centre, Prospero Ansty Park offers an excellent solution for both businesses and employees.
