It’s fair to say that Angle have had a very busy start to 2020! The team has submitted three new planning applications on previously developed sites in the green belt comprising over 200 residential units so far this quarter. All three of these sites have significant public open space and affordable housing as part of master planned schemes.
Headley Court, Epsom – 100 units
Grade II Headley Court is an 82 acre site outside of Epsom (near Leatherhead) with c. 400,000 sq. ft of vacant buildings. Following the purchase of the site in 2019, Angle recently submitted planning for 100 units across 18 acres, with three acres of public open space on the west side of Headley Road. 15% of the units will fall into the affordable housing bracket.
Rectory Farm, Kings Langley – Up to 123 units
Rectory Farm is a 20 acre freehold site close to the centre of Kings Langley. Following receipt of planning in 2019 for 55 units at the property, Angle have since submitted a new planning application for 89 residential units, 40% of which will be affordable housing. The application includes detailed drawings for the delivery of 6 acres of public open space (abutting the Grand Union Canal) which is proposed as a new community park to include playgrounds, allotments, heritage orchards and meadows.
Bugle Nurseries, Upper Halliford Road – 31 units
Angle acquired this 11 acre site near Shepperton in 2017. Since then, they have significantly reduced the scale of the development proposals with the latest application to consist of 31 residential units. This will include 50% of affordable housing and 7.5 acres of restored greenbelt land for public open space.
Angle are seeking new opportunities in the South East of England with substantial funds available for immediate investment, specifically:
- £5m-£200m lot sizes or portfolios
- Speculative commercial development and/or refurbishment opportunities
- Sites with potential for residential planning
- Income with angles
- Portfolio break ups
