An office development in Edgbaston is now fully let after securing a host of new tenants.

For the first time since the building was refurbished in 2008, all the currently available space within 54 Hagley Road is fully occupied following deals with Alliance Surgical, Salhan Accountants and Extra Energy.

Extra Energy has taken 35,000 sq ft, Alliance Surgical is leasing the entire 11th floor and is now under offer for part of the tenth and Salhan Accountants has exchanged on relocating to the building.

In addition, Alliance Planning is currently looking to expand its occupation of the third floor.

The building was acquired earlier this year by Henley-based Opus Land with the backing of Palmer Capital for a total of £23 million from Westbrook Partners.

The new owner is now commencing a refurbishment of three suites which are set to be released in early 2016.

George Jennings, from joint agency Bilfinger GVA, said: “This is a very good building which has already enjoyed significant investment by its previous owners with the new landlord also committed to further investment with some very exciting plans on the horizon.”

John Griffiths, from GBR Phoenix Beard, added: “The new owners are committed to creating an office scheme that not only stands apart from its competitors in Edgbaston but is comparable to anything in Birmingham’s traditional CBD and great value compared to the city centre.”

“We are currently listening to the tenants to ensure the building continues to meet their expectations and reviewing every aspect of the scheme – from the way the grass is cut to the on-site facilities – and hope to continue improving the building’s offer going forward.”
